For example a flat roof covering can be deteriorating and causing water ingress up to 18 months prior to the client noticing any evidence to the internal fabric of a building.

Any roof, just like for example your car (needing an MOT, tyres, oil change or service) does need regular check-ups in the form of yearly inspections and immediate repairs which should be carried out whenever an issue arises no matter how large or small. A common reply with any issue regarding a new roof is “The roof is under guarantee”. Clients should not assume that a warranty will always help when a problem arises. Almost all manufacturers of roofing materials installed on a new roof system flat or pitched will state specifically that the warranty is void if the roof is not maintained as per their recommendations. If you are unable to show that the roof has been regularly maintained, you may not have a case with the manufacturers if you try to make a claim on a supposed warranty issue or indeed make an insurance claim for storm damage should such a situation occur.
